Where to Live in Chilliwack: A Neighbourhood Guide for Growing Families

One of the questions Claire gets asked the most, especially from families who are outgrowing their current place, is "Claire, where should we actually be looking?" And she loves that question, because Chilliwack isn't just one thing! Every neighbourhood here has its own personality, its own pace, and its own kind of family that tends to fall in love with it. Here's a look at a few of her favourites!

Promontory

If you want newer construction (think near the bottom of the hill), mountain views, and a real sense of community, Promontory is hard to beat. This neighbourhood has grown quickly over the last decade, so you'll find a lot of homes with modern layouts, bigger garages, and thoughtful family floor plans. It sits up on the hillside, so the views really are something, and there are great local schools plus parks scattered throughout.

Garrison Crossing

Garrison Crossing has a wonderfully walkable, almost village-like feel that a lot of upsizing families are drawn to. It's a planned community, so you'll notice the streets are designed for people first: front porches, walking paths, and a real town-centre area with shops and cafes within walking distance. If you love the idea of walking the kids to a coffee shop on a Saturday morning, this is worth a serious look.

Sardis

Sardis is one of Chilliwack's most established and sought-after family areas, and for good reason. It offers a nice mix of home styles, from character homes to newer builds, tree-lined streets, and easy access to some of the area's top-rated schools. It's central too, so you're close to shopping, recreation centres, and quick access to the highway for anyone commuting. For families who want that classic, settled neighbourhood feel, Sardis consistently checks the boxes.

Fairfield Island

Fairfield Island is a fantastic option for families who want space without sacrificing convenience. Lots here tend to run larger, there's a real mix of home ages and price points, and it's close to some beautiful walking trails and parks. It's a bit quieter and more residential in feel, which a lot of growing families really appreciate after living somewhere busier.

First-Time Home Buyer's Guide to Chilliwack, BC

Buying your first home is a big deal, and if you're feeling a little nervous about it, that's completely normal! As a Chilliwack realtor who works with first-time buyers all the time, I wanted to walk you through what the process actually looks like, step by step, so you know what to expect before you're in the middle of it.

Step 1: Get pre-approved before you fall in love with a house

This is the step people most often skip, and it's the one that saves you the most heartache. A mortgage pre-approval tells you exactly what you can afford, locks in an interest rate for a set period, and shows sellers you're a serious buyer. Talk to a mortgage broker or your bank first thing, before you start scrolling listings.

Step 2: Figure out your must-haves versus your nice-to-haves

Chilliwack has such a range of homes, from character properties near downtown to newer builds out in Promontory and Garrison Crossing. Before we start touring, I'll ask you questions like: Do you need a yard? Are you commuting to Abbotsford or the Lower Mainland? Is a basement suite important for future income? Getting clear on this upfront means we're not wasting your weekends touring homes that were never going to work.

Step 3: Start touring, and trust your gut

Once we know what you're looking for, we'll tour homes together. I'll point out things you might not notice on your own, like signs of water damage, the age of the roof, or whether a layout will actually suit how you live. Don't be afraid to see a lot of homes before you find the one. That's part of the process, not a sign something's wrong.

Step 4: Making an offer

When you find the home, we'll put together an offer that reflects the current market, not just the asking price. In Chilliwack right now, well-priced homes are moving quickly, while overpriced ones sit, so pricing strategy really matters on both sides of a deal. I'll walk you through subject clauses (financing, inspection, and anything else specific to that property) so you're protected while your offer is being considered.

Step 5: Subject removal and closing

Once your offer is accepted, you'll have a set period to complete your subjects, things like a home inspection and final mortgage approval. Once those are removed, the deal is firm, and we move toward your completion and possession dates. I stay involved right through to the day you get your keys.

A few honest first-timer FAQs

How much do I actually need for a down payment? In Canada, the minimum is 5% on homes under $500,000, with a sliding scale above that. But your down payment amount affects your mortgage insurance costs, so it's worth a real conversation with a mortgage broker about what makes sense for you.

Do I need a realtor if I'm just starting to look? Yes, and it costs you nothing extra: as the buyer, my services are paid through the transaction, not out of your pocket. There's no downside to having someone in your corner from day one.

What's the biggest mistake first-time buyers make? Skipping the pre-approval step, and not budgeting for closing costs (legal fees, property transfer tax, inspection costs) on top of the down payment.
